metal roof screw and washer deterioration

Buying a home with a six year old metal roof which I believe is 5-v crimp. The building inspection has found that the rubber grommets on the roof fasteners have deteroirated and need to be replaced. Is this a common problem for metal roofs in Florida? Is this a maintenance item for metal roofs? Should I be concerned of potential leaking problems? And is this an item covered under roofing warranty? Thanks
