You have a termite problem resulting in structural damage to the rim joists around the foundation. The pest company is suggesting to lift the house 1/4" to replace the joists as well as replacing the subflooring. This process is not unreasonable if, in fact, the damage to the subfloor and rim joists is excessive. Replacing the subfloor is a big job, since this will be disruptive to the entire surface and will require that you replace all finish flooring, such as carpeting, tile, hardwood, etc. We advise getting at least three opinions before resorting to any drastic measures. Sometimes, damaged areas can be structurally buttressed. Also, ask you pest company about using a sprayable borate solution such as TIM-BOR, which is lethal to termites (but non-toxic to humans) and can permanently protect exposed wood to future infestations. We also recommend this spay-on treatment even if you re-do the damaged areas, as will will help to protect against future infestations. Builders Websource
