The 100 year old single family residence I live in is in poor condition, and research has proven it has no historic or exemplary value. I submitted for a demolition permit last year, though I did not use it, and have resubmitted this year. Although it has been reapproved, I have not signed it. The city plannerhas told us that the city general plan may soon be modified to require people like us to build to minimum density requirement...that is, placing 20 units on this acre of city land. Can they uphold this requirement, and if they can, is there any reason I cannot substantially remodel the (e) house, only to tear it down when I finish the first three-quarters of a 4000 sq ft remodel. Do I need to bring the (e) portion of the house up to code at the time of the remodel.
